In recent years the real estate market has
placed an increasing value on views and vistas. Assessors as well as planners must consider the impact of that value.

In their analysis of the sales data, assessors begin to consider view as a piece of the total market value of the property. In an attempt to provide fair and equitable values to the properties with views, as well as the properties without
views, some assessors show the contributory value of the view as a separate value on the assessment record
card. Others lump it in with other factors or hide it all together.
No matter how it is accounted for, view has always been a part of market value and cannot be ignored or removed from the valuation process and still provide fair and equitable assessments as required by
New Hampshire law.
Some would have you believe this is not part of market value but a new
tax, often referred to as the "View Tax".
